What makes Tiburon different.

Tiburon is the peninsula that points back at San Francisco. From the deepwater piers along Main Street you watch fog crawl across the bay at 6 AM and burn off by 10. Old Tiburon, the original Mexican land-grant pocket along Beach Road and Main, is the walking-village core: ferry, wine bar, oysters, dinghy dock. Belveron and the Hill Haven flats are 1960s ranch on flat lots, the family base where Reed Elementary feeds.

The hill climb begins above Mar West and runs all the way up Hawthorne Terrace and Paradise Drive. Eagle Rock, Bayview, and Old Tiburon hillsides are where the panoramic listings happen. View easements and tree-trim CC&Rs are real here. A neighbor's redwood that grew three feet last summer can erase a million dollars of value, and locals price that into bids without saying it out loud.

About 30 minutes from Main Street to the Embarcadero. Closer to the city than half of San Francisco's own neighborhoods.

Paradise Cay and the upper Paradise Drive parcels are the wildest pocket. Some are still on well water and septic, with private deepwater access. Strawberry, the southern arm sharing a school feeder with Tiburon, runs well below Old Tiburon on a like-for-like footprint. The 8 AM Tiburon ferry to the Ferry Building takes about 30 minutes, and that single fact prices the entire town.

Tiburon sits in the lowest fire tier among the ten cities we cover because peninsula coastal exposure keeps fuels wet, but the marine air drives a different cost. Salt corrosion on metal flashing, wet rot on north-facing redwood siding, and brackish creep into below-grade rooms on Paradise Drive parcels close to the high-tide line. The pre-offer move here is a moisture map and a corrosion check on the meter base.

Then there is the part of Tiburon that money cannot manufacture. Main Street is called Ark Row because the little shops and restaurants are turn-of-the-century houseboats, the original arks that once floated in Belvedere Cove and the old lagoon, hauled ashore and converted when the lagoon was filled. From the foot of Main the Angel Island ferry crosses to the largest natural island in the bay in about ten minutes, where the trails climb Mount Livermore and the restored Immigration Station, now a National Historic Landmark, tells the harder side of California's story. The 1888 white chapel at Old St Hilary's still presides over the wildflower preserve above town. You do not buy a house in Tiburon so much as a seat on the water, with the San Francisco skyline across the bay as the standing view.

Waterfront and shoreline parcels see continuous salt-mist exposure. Galvanized flashings, copper-laminate roofs, and exposed iron rails wear out years faster than they would inland. Pull a corrosion check on the meter base, panel, and any below-deck steel.

Sustained morning fog through Raccoon Strait drives moisture against north-facing redwood siding on Bayview, Eagle Rock, and the upper Paradise hillsides. Moisture readings in the upper attic and behind the bath wet wall are standard practice.
Hillside drainage and soil creep +
Steep Old Tiburon and Eagle Rock parcels have generations of cut-and-fill grading history. Verify the sub-drain layout, retaining wall engineering, and any geotechnical certification. Slow soil creep is real and the contract should reflect that.
Well and septic on Paradise Drive +
A meaningful share of upper Paradise Drive parcels run on private well and septic rather than Marin Municipal Water and EBMUD sewer. Marin County requires a septic inspection at sale and replacement on a constrained hillside can run $50,000 to $120,000.
Recorded view easement +
Strong signal. A recorded view easement on the neighboring parcel protects sightlines that buyers paid for. Verify the recording number and the tree-height schedule in the CC&Rs. On a view lot that protection is a real slice of the value.

In Tiburon, pricing moves with each new listing and is best confirmed against current MLS data the day you search. Old Tiburon, Bayview, and Eagle Rock trade well above the median on open-water hillside lots, while Belveron and Strawberry offer entry points closer to the 3.2 to 3.9 million range. Multi-offer situations remain common on walking-distance listings priced under 4 million, especially in the Reed Elementary feeder.
Is Tiburon in a fire zone?+
Tiburon as a whole is not classified as Very High Fire Hazard Severity Zone. The peninsula's coastal exposure keeps fuel loads damp through most of the season, and the lack of forested ridge behind town keeps much of Tiburon at a lower fire tier than the inland-forest towns we cover. That said, Hawthorne Terrace and the upper Paradise Drive parcels are evaluated street by street for defensible space and Class A roofing, and the 2025 CAL FIRE maps still flag specific hillside parcels. Insurance tends to clear more easily here than in the high-fuel canyon towns, but always confirm the binder during contingency.
Which Tiburon schools are best?+
Reed Union School District serves K-8, with Reed Elementary covering K-2, Bel Aire School covering grades 3-5, and Del Mar Middle School covering grades 6-8. All three sit on the peninsula and walking access is real. For high school, Tiburon families are zoned to Redwood High in Larkspur, part of Tamalpais Union HSD. Redwood consistently ranks among the strongest public high schools in Marin County for AP and arts placement.
How long is the commute from Tiburon to San Francisco?+
The Golden Gate Ferry runs from the Tiburon landing at the foot of Tiburon Boulevard to the SF Ferry Building in about 30 minutes. Peak weekday service starts at 6:45 AM with multiple morning sailings, returning into the evening. By car, the Golden Gate Bridge approach from downtown Tiburon runs 26 to 38 minutes off-peak via Tiburon Boulevard and US 101. Peak southbound can stretch to 50 minutes.

Buyers who want the single-island address and the lowest density in Marin look at Belvedere.
