Lakeport is the county seat for Lake County and the only incorporated town directly on Clear Lake's northwest shore. Clear Lake is the largest natural lake fully within California, and the difference between a lakefront parcel, a deeded lake-access parcel, and a near-lake parcel is the single most important distinction in this market. The premium for true shoreline with a private dock is substantial, and the inventory turns over quickly in spring.
Downtown Lakeport has a working historic Main Street and the Historic Courthouse Museum, housed in the brick courthouse built in 1870-1871 that served as the county seat until 1968 and now holds Pomo basketry and local history. The waterfront is the heart of it: the KXBX Summer Concert Series has filled Library Park on Friday evenings for decades, free and family-run, June through August. Clear Lake is widely known as the Bass Capital of the West, and the tournament calendar brings anglers from across the state to the largest natural freshwater lake fully within California. The lifestyle is genuinely small-town American in a way that the rest of the Bay Area no longer offers. Buyers from Sonoma and Napa increasingly use Lakeport as a value entry point with weekend lake culture about an hour from Healdsburg.
There is a real wine country here too, quieter and more affordable than Napa or Sonoma. Just south in Kelseyville, the volcanic, high-elevation soils around Mt Konocti grow some of the most distinctive Sauvignon Blanc and Cabernet in the state, and tasting rooms like Brassfield Estate Winery up High Valley Road in Clearlake Oaks make for an easy day out. Clear Lake State Park on the lake's southwest shore adds camping, swimming, and some of the best shoreline access in the county.
Mt Konocti dominates the south shoreline and shapes everything: weather, well water yield, and view value. Hillside parcels in the Mt Konocti foothills almost always rely on private wells and septic, and the volcanic soil profile means percolation tests are non-negotiable. Lakeshore parcels in city limits are on municipal water and sewer, which simplifies the disclosure stack considerably.
Wildfire history is real in Lake County. The 2015 Valley Fire and 2018 Mendocino Complex left clear marks across the county, but Lakeport itself was largely spared, and insurance availability inside city limits is meaningfully better than in the unincorporated foothills. Bass fishing tournaments, the Lakeport Yacht Club, and the Lakeport USD school district anchor the year-round community. The right local read separates a genuine waterfront lifestyle property from a deferred-maintenance trap.
